Term’s and conditions

1. Introduction

These Terms & Conditions apply to all services provided by Portland Projects London Ltd, including but not limited to architectural design, interior design, design & build, project management, decorative works, bespoke joinery, FF&E; procurement and consultancy services. By engaging Portland Projects London Ltd, the client agrees to be bound by these Terms & Conditions unless otherwise agreed in writing.

2. Quotations & Estimates

All quotations and estimates are provided based on the information available at the time of issue and are valid for 30 days unless stated otherwise. Quotations may be subject to revision where there are changes to scope, specification, site conditions, material costs, programme delays or client instructions. Any verbal indication of cost shall be treated as a guide only and shall not form part of any contractual agreement.

3. Scope of Works

The scope of works will be defined within the approved quotation, specification, drawings or contract documentation. Any additional works, variations or changes requested by the client after approval may result in additional charges and revised completion dates. Portland Projects London Ltd reserves the right to refuse variations or additional works that materially alter the agreed scope or programme.

4. Payment Terms

Deposits are non-refundable once project scheduling, procurement or design work has commenced. Interim payments must be paid within 7 days of invoice date. Final balances are due immediately upon practical completion. Portland Projects London Ltd reserves the right to suspend works, remove labour from site and withhold deliveries where payments are overdue.

5. Ownership of Materials & Goods

All materials, goods, bespoke joinery, fixtures and fittings supplied by Portland Projects London Ltd shall remain the property of Portland Projects London Ltd until paid for in full.

6. Programme & Delays

Estimated start dates and completion dates are provided in good faith but are subject to factors outside of our control including planning approvals, structural discoveries, weather conditions, supplier delays, client variations and third-party contractor performance.

7. Client Responsibilities

The client shall ensure that full and safe access to the property is provided during agreed working hours and that all relevant permissions, party wall agreements, licences and approvals are obtained unless otherwise agreed in writing.

8. Design Information & Intellectual Property

All drawings, concepts, specifications, visuals, schedules and design information produced by Portland Projects London Ltd remain the intellectual property of Portland Projects London Ltd unless otherwise agreed in writing.

9. Procurement & Supplier Items

Lead times are estimates only and Portland Projects London Ltd shall not be liable for supplier manufacturing delays, discontinued products or minor variations in colour, texture or finish.

10. Existing Buildings & Unforeseen Works

Portland Projects London Ltd reserves the right to issue additional costs where hidden defects, structural issues, water ingress, unsafe wiring, asbestos, inadequate substrates or non-compliant previous works are uncovered.

11. Decorative Finishes & Natural Materials

Natural materials including timber, stone, lime-based finishes and specialist paints may vary in tone, texture and appearance and shall not be deemed defects.

12. Limitation of Liability

Portland Projects London Ltd’s liability shall be limited to the value of the services directly supplied under the agreed contract.

13. Photography & Marketing

Portland Projects London Ltd reserves the right to photograph completed projects for portfolio, website, editorial and marketing purposes unless otherwise agreed in writing prior to project commencement.

14. Termination

Portland Projects London Ltd reserves the right to terminate any agreement immediately where payments remain outstanding, the client acts abusively or site conditions are deemed unsafe.

15. Dispute Resolution

Any disputes shall be governed by and interpreted in accordance with the laws of England & Wales.

17. Acceptance

By instructing Portland Projects London Ltd, approving quotations, paying deposits or engaging our services in any capacity, the client confirms acceptance of these Terms & Conditions.
